But overall really helpful in terms of how you phrase things, psychology of the other party, etc., not stuff you're likely to hear in many other resources.He also makes a good case for killing the 'win-win' mantra in negotiating, which is great but as he points out only works if the other side is 'win-win' too.

Terms:1.5 - 3% down (depending on the market and the buyer)1-5 years (depends on the buyer 100% - why they need the time and how long to get that resolved)The longer the term generally the higher the down (generally - sometimes I do 1% a year - even if I want 3% down and they need 5 yeas i will divide the 5/3 and give them a yearly rate - i want the psychology for them of having to pay more for each year even if they really are not)100% non- refundable I always give them rent creditSuccess.....I have done a lot of them most without success for the buyers - great success for me - as the down payment offers extra cash.

Whatever the sellers motivation, it's a win/win for seller and buyer and knowing that it works for someone else tells me that it will work here as well.People are all essentially the same, if we weren't the field of psychology wouldn't exist.
