(Cash Flow is my goal) Pros/cons, other creative ideas?

I'm new to real estate investing and looking to connect with local investor.Thank youWhat are specific goals? 

The goal is to minimize unnecessary usage and prevent extra costs, rather than blindly paying whatever bill comes in.

My goal is buy/hold.

Ideally LADWP will prioritize the infrastructure repairs and new service requests to these properties as getting power service in LA can be 6-24 months without project prioritization.

I have several current and former clients that have done similar projects, mostly in neighborhoods where either 1) they grew up in the neighborhood, 2) they still go to church in the area, or 3) they have a relative that still lives in the area.

My goal for next year is scale and acquire at least 5 more properties (preferably multifamily).

How do you gain more confidence as an LP? By reviewing sponsor after sponsor, and deal after deal to uncover what sets apart the good from the bad.
