Speaking for myself I would never consider a Sub2 unless I knew I had alternative exit strategies to take out that underlying mortgage either by private money, conventional, or other routes.What is the significance of the " default judgement states," versus what we have here in WA, OR, CA ?

I see them as huge opportunities but not talked about a lot.Well REO's have gone down to to lower foreclosure rates. drawbacks are banks are very low and non responsive, unless its not a traditional bank and a private lender then you could possibly get a better deal.

It serves many benefits for both buyers and sellers and if a law had been passed long ago that all such private transactions were required to be serviced through a thrid party, we would not have as much regulation addressing the issues we have today, specifically, the individual investors under the SAFE Act!
