Risk is too high - $85k rehab is more than lipstick.  

Staging is the process of arranging and decorating your house to highlight its best features and make it as appealing as possible to potential buyers.

I have done extensive research in the risks, how to structure such deals to mitigate those risks as effectively as possible, and legal considerations of each strategy. 

Curious...have you already identified a specific neighborhood in Findlay where you see the most potential, or are you still exploring the entire city?

They tell you that they "cherry pick" potential clients, but belive it or not they don't!

The property had significant upside potential as it was priced below market value and required mostly cosmetic updates.

Definitely not willing to put money into something like this and potentially worsen our situation.
