I have a condo with occupancy of 3 (3 bedrooms/ 3 parking) but have 2 kids (obviously they are related) I may need them to share the master bedroom and rent the other 2 out to other students, but without the actual script of the law who is to know if I'm going to be guilty of a misdemeanor.

Most construction workers are willing to do side work for cash and if you treat them right, they will tell their buddies and maybe even plead your case to the boss (assuming you need a large project done).I would say that after vendors, the best referrals for contractors come from construction workers.

@William Harvey looking at ARV will definitely help me I’m in taking the BRRR approach or even if I made some minor updates on a property, investors overestimate the price of the property after fixing it up and making a deal look better than it is - I’m guilty of this as well.

They refuse to close...this couple is about to be homeless and their lender is refusing to close the deal despite our previously reached concession post inspection and our pleading to escrow funds to repair any items after the loan closes.The end of November comes and the buyers are now out of their lease and have moved all their belongings into a truck...with nowhere to go...homeless.

It might not be you, but maybe your partner is connected to some unscrupulous characters; now you're guilty by association.Identify what you want to get out of each paticular property, a good deal for one person may not fit your needs.Learn as much as you can about the labor side too.
