I was initially planing on getting the property under contract at $190 k and assigning to the end buyer at $215k but then realized they would have to bring the difference to closing which i'm not sure is possible as they would be getting a mortgage for the home and may not have the excess funds.

@David Khalfin , If you're throwing down $30k, $50k, $80k on these houses, you can afford a $300 plane ticket to go visit to make sure you're buying what you think you're buying.I wouldn't spread myself too thin across the country.

But one huge thing I'd make sure you set up -- a trusted network of property managers, realtors and service providers that you can leave behind when you get back on that plane to sunny San Diego!
