I was initially planing on getting the property under contract at $190 k and assigning to the end buyer at $215k but then realized they would have to bring the difference to closing which i'm not sure is possible as they would be getting a mortgage for the home and may not have the excess funds.

My fears with being a plane flight away are: Finding the right market and property, given I don't know the area as wellTrusting a property management company to look after the day-to-day operations.

If the flooring is 3/4" thick you may be able to plane it down and reuse it. 

@David Khalfin , If you're throwing down $30k, $50k, $80k on these houses, you can afford a $300 plane ticket to go visit to make sure you're buying what you think you're buying.I wouldn't spread myself too thin across the country.

Don't worry, you are not the only one not flying around in your plane overseeing your billion dollar empire. 

Skip the book (no not really) and buy yourself a cheap plane ticket to where you want to invest.

PS sounds like a cool set up... fly your float plane in ... fish  and get away from it all.. that's what I would do !!!

But one huge thing I'd make sure you set up -- a trusted network of property managers, realtors and service providers that you can leave behind when you get back on that plane to sunny San Diego!
