One or the other is just a matter of philosophy but without any meaning unless you look at the numbers.You have to decide which one will make you the better return on your cash and evaluate that against the risks of the situation (property condition, location, local economics, etc.).You have to consider that $40,000 might buy you one property with all cash or two with cash and financing.

I agree it changes the comfortably level a ton for me.I am currently leveraged at about 50% LTV on my overall portfolio, so I have a little wiggle room on my LTV if I want to get cash out and reinvest, just trying to get a philosophy nailed down for my overall investing goals.
