I tend to look at properties bordering the Hudson River opposite of midtown Manhattan since the transportation and commuting options in the area are the main drivers.

Just north of Manhattan Beach.  

Yes prices have risen, but so have rents (even with concessions/vacancy climbing in Manhattan, rents are still too high for certain demographics that can better afford to live in the boroughs). 

I lived in rentals in Manhattan for many years, and you can leave the walls full of anchor holes and tv mount holes and the such, and they never deducted from deposit.

If you want to house hack and still be in a reasonable distance to commute to Manhattan look at Hudson county.
