Multi-families in Beacon were above our price range but we found an affordable small 1 BR condo near the Metro North station.

For multifamily properties, one difficulty has been the lack of transportation to Manhattan (unless you're close to one of the Metro North stations).

I was in the Marines for 6 years, so I am more comfortable getting rentals near bases.. more notably, Pensacola Naval Station!

I would prefer to target tenants that are Military, stationed around the area.

Some examples currently under construction include a new town hall, a Burger King, gas station, as well as many of the apartment buildings going through full rehabs.

The third town residents buy town approved trash bags and take them to the town owned transfer station.

Gas Station owners pm me if you don't want to post.What I have found conclusively is that with gasoline you are lucky to break even and then the real income comes from the convenience store purchases.Looking out for contamination is a big thing.Any other ideas for owner/operators.Thanks in advance.
