All of your info is pretty spot on :) I narrowed the scope of what I'm looking for in my first property after visiting that property and am still doing some of my beginner's homework.

There are clear walkways, narrow, but cleared enough, but 2/3 rooms are inaccessible due to the hoard. 

Mostly I had to narrow my search down from a whole country to a handful of cities so that meant that most places were discarded so I could focus on a couple of areas.

We had some narrow lots and the older homes were the only ones that would fit on those, with the local setback rules.Echoing what others say, most municipalities aren't excited about a MHP in their town because a MHP is not considered "improved" land, and therefore is not taxed at the "improved" rate.

Hyper-narrow down on your market and learn the numbers that are important to flippers and buy/hold investors.Don't go into wholesaling thinking it's the easiest cheapest way to get into REI.

I think I will cast a narrower net to properties closer to Austin.

We have narrowed our interest for a first property to SFR or small multi-family buy and hold, but we are open to learning about STRs (near the attractions) in the future.
