I recommend being clear about what you include and what you exclude, and having multiple cleaners you can call to help with turnovers, and putting all mattresses in moisture and bug-proof mattress bags.

I did some research and found that having the fan running constantly will pick up moisture from the condensate pan and put it back in the living space, cause high humidity.

We use Ecobee just tt simplify a few things on our STR's that I am near enough to that I stop in if something is wrong, I added moisture and temp range alarms as well as occupancy alarms to the unit, it also allows me to turn heat up or down remote.

This will let you know if there are any plumbing leaks or any clogs in the sewer lines.2nd look at the foundation very closely, look for any stress cracks and see if any moisture coming in.3rd check out the HVAC systems.
