Your boots on the ground will be most important in understanding the neighborhoods and checking if the areas are well kept or not--especially since Indy is well known as being very street by street.We have had some attempted break ins in our vacant units, but this can be mitigated by getting appliances towards the end of the rehab and not putting them by windows, boarding up/covering windows, and getting a security system like simplisafe.

But for the number of homes that did get flooded, there were several that didn't - up to you to decide if the glass is half empty or half full.There are ways to mitigate your financial risk - look for properties outside flood zones (keep in mind that Harvey saw flooding in areas that were considered not to be flood zones but I'd argue that these maps become more accurate the more data we get).

We've come across some items that will require repairs such as: Wood rot, couple places but especially one of the outside window frames, needs to be repaired ASAPMold Removal in the Attic, seemed to have a significant amount in thereRadon mitigation, it was 4.4 which the action level is 4.0 Pci/LWe have one water heater not functional and another one that may need replacing soonRepointing some of the foundation, there are cracks along the edges, especially near the gutter systems so we would like to get that fixedIf anyone has any general advice/recommendations on any of the items or if there are contractors that are willing to give estimates, we greatly appreciate it!
