Usually it's something like that I feel they are trying to milk the project for extra time when it should be just about done and they start showing up for half days half-assing it while clearly starting another project for someone else.

That's what it takes to get a project through the life-cycle of 6 - 8 months and then sold.  

Out of the 20 letters I've sent, I've had 1 guy get back to me and we were in discussions but weren't able to find a price that worked for the both of us.The issue is that I only have a few houses on my mailing list so far (just places I've walked or driven by that caught my attention), and blindly searching every street and address # to see which houses are actually legal multifamily will take forever and doesn't seem efficient.I know the data is publicly available, I just don't know how to aggregate it in a way that would be efficient and useful for blasting out marketing mailers.Are there any websites that can pull massive lists of all multifamily houses in my area?

I was trying to find who can help me out I was thinking about an architect that’s a good idea most of them only seem to do big projects compared to mine but I will look into that Facebook group as well appreciate it! 

I've been working with job titles like construction project manager, who doesn't know a lot about construction but coordinates architects, engineers, GCs etc, the VP of RE management, who also does not know a lot about construction but oversees site selection, lease negotiations, property management, RE accounting who writes my checks and does annual CAM audits, and other jobs like that.

We have a lot to be excited about in our market! The gift that keeps on giving! 

And at the end of the day, using your example and disregarding percentages: if you could buy this all cash, instead of "maybe 20-30k" you would make $70-90k, based on your projected profit and anticipated financing costs.  

Also, the sooner you can plug in actual numbers rather than projected, the sooner you can determine whether specific deals work or not.

Some of them might even will let you walk their projects.
