There are several hurdles during the process:Find the deal - Unless you are marketing or plugged into a community where there are opportunities, it isn't always easy to find the right dealsEvaluate the deal - Without professional guidance and research tools, it is difficult for a newbie investor to evaluate and ARV/FMV or create an adequate rehab budgetSecondary exit strategies - If things don't go as planned are their other opportunities to exit profitably.

If your parents do not have experience and you are eager to learn, you should come up with a strategy with your parents so that you can start managing the existing portfolio and finding a way to grow it.First and foremost I would maximize the property as much as possible now.How well is it maintained - any deferred maintenance? 

quick google search "was lee arnold in forbes magazine" and there's a article by the houston chronicle article that says he talked on real estate strategy and is listed asSep 28, 2022 — Arnold isone of nine members of the Forbes 400 to have given away more than 20 percent of their fortune to charity so far.i have'nt read the article. i am new here looking into this 97.00 program.. if you learn good info can actually work the program, maybe from any state, and it's legal probably worth the initial cost. still trying to decide.

Watch out for ordnances and HOAs with this strategy.

I love section 8 but it comes with positives and negatives just like any other strategy.

I would trade the 7.5% I am chasing with my "barbell strategy" (of 40-45% commercial real estate syndications) for a 17.5% return gained in active investing.
