There should be a law limiting how close a tree(or type of tree) can grow near a property line.

In August 1999, TREC amended Section 535.20 of the TREC rules to provide that for purposes of that section, the term "valuable consideration" includes, but is not limited to: 1) money; 2) gifts of merchandise having a retail value greater than $50; 3) rent bonuses; and 4) discounts.

There is no minimum term lease limit in Florida.However, as you have mentioned, some HOA may limit the number of turnover tenant per year (de facto limiting the minimum lease time), limit minimum lease time, or completely forbid lease and require the owner to be the occupant.

BTW study up on what type of houses you end up getting creatively;  100% need some amount of fixing and that is all personal cash.   

You’re right that you typically just need to rent it out for at least one week in the year to potentially qualify for that bonus depreciation after you do the cost segregation study.

The downside though is your ability to recycle your money with a turn-key property is limited.
