When I close on the house will I end up having to pay for his utilities too while I wait for the eviction process to go through?

Those tenants that are looking at your property while its getting ready, are not going to wait until you are finished with your renovations.

People that could stand to risk that kind of money don't just have cash sitting in a bank account waiting for somebody to come along and offer to spend it for them.Your best bet at attracting equity partners is with a track record.  

That might be a win-win, especially if the seller will offer a good price due to not having to wait for tenant's lease to end, find a buyer, and likely pay listing commissions.

In summary the person selling you a property in Cleveland is probably waiting for some sucker to come along and buy their property.

They then wait until July 23rd to tell me that they want me to be employed in my field for a year before final approval, closing was supposed to be the 26th, thankfully the seller accepted a continuance until August 19 as I would pass the 1 year mark on the 14th.

Some options are:-No point - rates at 7.75%-Can buy down to 6.99 but cost 1.5%-Wait till next year or later when rate goes down.I also have to bring the LTV to 75%.
