I agree with you that good interior design is a great way to do it.My vacation rentals clients here in Colorado that pay for a designer outperform their competition by 25% or more.

@Brandon Chung college is the best time to do it, but you would get their parents as co-signers just in case they stop paying.

I help with guests' communication, responding to inquiries, writing reviews, coordinating guests' check-in and check-out, and arranging cleaners for turnovers at far much lower prices.I'm new on Biggerpockets but I have experience working as a virtual co-host and I presently help to manage 2 properties in Atlanta, and they are doing great.

Hey @Usman Khan, Here in Denver, CO we have that law and some people will find a co-host who lives there and the co-host obtains the STR license.
