If you go to do the move out inspection on 7/1 and they are still occupying the home, then start the eviction process and include whatever holdover charges the lease allows for in your petition.I know everyone is in favor of you starting the eviction process now, but given their move out date is so close, I would wait.

As far as I remember, the tenant always chooses someone I've recommended.

Hi Corbin,The spreadsheet I have uploaded in the BP file place is our Lite Version which includes the Rehab Analyzer & Estimator tools for analyzing rehab deals & estimating rehab costs.The Basic Version you mentioned adds in Reporting so it basically takes the data you enter into both of those tools and generates a printer friendly Investment Report & Estimate Reports that you can print and give to your business partners or lender.As far as Project Management, there are plenty of general Construction Management software solutions available for managing new home builds, remodeling projects, etc, but often times those tools are specifically built for Contractors that are working with homeowners.  

Since you didn't have anything in your contract beyond the 2 3-month extensions for a point each, i would assume it could be contested legally as far as any additional points that would be paid for the extra time beyond the first 18 months since it's not in writing.

They will definitely help cut your learning curve dramatically and help point you in the right direction as far as which neighborhoods to target and which ones to stay away from.  

There is so much advice and noise from the "experienced" investor it can be hard for new investors to sort through it.

Are you pitching every seller the same way with a script or are you trying to get to know what their problem is so you can solve it?

As far as balances on mortgages...I prefer not to look.

As far as loans go, can I buy 2-3 different houses or can I only buy 1 at a time?
