I'm making a scary-but-exciting career change after 25 years in education.

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Even so, I am more prepared from an education perspective and ready to get my first investment property.

On the RTR website under education, then tools, we have a free portfolio calculator that I highly encourage you to play around with as well as that allows you to evaluate both individual properties, but also a portfolio as a whole.

My suggestion to all housing providers is to make sure you do not include utilities with rent on the lease, reach out to your local apartment association for education, and be mindful of the laws in your ordinance.

@Jake Berlin- thanks ...I would recommend getting a loan approval  started  using a hypotehtical purchase price and loan amt ...This will allow you to get  organized/ educated and  prepared  and many of your questions will be  answered - good luck
