If there's  appreciation events around the corner or an opportunity to increase the rents in an established market where the portfolio will be difficult to replicate, find a way to hang in there.

The syndicator proactively notifies their capital relationships to take inventory of what equity could be available for deployment in the event the contract is awarded.

In the event they do require the loan to be paid off entirely, they issue a demand letter that gives you 30 days befor ethey begin a foreclosure.

These could even be in a market where values are appreciating quickly. if you get caught at the top of the market, have an event happen that eats into your reserves, get a bad tenant, or just about any other event could take you down.

Generally, I hear better things about the more northern areas of the greater Phoenix metro area, and there seems to be more new development the more north of Phoenix you go such as in New River or near Carefree Hwy, but am not an expert - I mainly drive it for events, going to the airport, to visit others, family in college, etc.
