Keep in mind, the numbers I throw out here are hypothetical and for illustrative purposes only but if essentially you can Own 20 million dollars of real estate at a 75% LTV and make $X.xx, You could make the same with $4 million in Free and clear real estate.......and you would only have to deal with $4 million dollars worth of headaches vs. $20 million worth of headaches....

My confusion can be further illustrated by this example: I have met property managers here in my hometown who practice without licensing and manage hundreds of units.As much as I'm willing to do the work required to achieve my goal, if there is a way to avoid having to get my sales/provisional real estate license, then practice under a broker for two years before finally becoming a legal property manager, then I would like to take the more expedient route.I appreciate everyone's time.

Keep in mind that A million Dollars of RE free and clear can make you as much money as 5 Million leveraged to the hilt (numbers for illustrative purposes only)...the difference being the Million Dollar portfolio has 20% of the headaches as the 5 Million Dollar Portfolio.
