But the host got around this by putting beds in a sun room, using blow up mattresses, etc. 

I'm an Airbnb host, I have 4 that I own, rehabbing 3 more than will be airbnbs as well, after that I don't plan to buy more, just rent and make it an Airbnb, when you talk to the owner you have to explain the benefits of letting you do Airbnb (house continually kept up and clean, great airbnb reviews with solid house rules, I plan to offer to fix any minor issues so he's totally hands off unless it's a big issue with the house).

- How can I find investor friendly or airbnb host friendly agent in this area?

I just found out I’m still young to attend my real estate meeting that hosted at a bar every first Tuesday of the month but I’m still trying to get information from people all the time talking to people understanding in and out of real estate I’m still a newbie still trying to get my feet wet if there is any other rea meetings in San Antonio let me know

Personally, I would not invest in SFRs for a host of reasons, only multis.

Another alternative, if you want to keep QB desktop but do not want to provide remote access is to use a file sharing/hosting service like Qbox which is QB file compatible.

They are hosted on the first Tuesday evening of the month (I believe).
