Most agents don't understand or have any interest in wholesaling, and honestly some agents don't seem to know much about the basics of their industry at all.While you do need to understand real estate and the real estate market, I think what's truly necessary is having the right tools and systems to help you as you begin.

I honestly don’t know what it would accomplish to have a random contractor walk through a property I wasn’t interested in buying to give me an estimate for a rehab on a project I never intend on doing.

Have you ever been totally open and honest with a seller or agent and tell them you have no intention of buying the property and don't know the true buyer when you offer and won't tell them the price the true buyer will pay?

Or they could be being 100% honest with you and they just want to see someone young and hungry do well. 

I've been house hacking my place (I rent out a 3-bed 2-bath residence and live in a small in-law unit in the back) for just about 3 years and have been setting aside money each month for my reserve fund.

A non conforming unit is technically legal but it doesn’t meet current zoning (but possibly was once a legally functioning unit as a residence).
