Steven, pretty tough to build a quality product in So CAL for under $100 per sq. even if you are the builder (unless you are doing quantity like a full development).I know Castaic well, and would love to do some spec builds, but until I can see numbers that make sense to me, I will not be able to.

So, I decided to consolidate as much of my material shopping as possible to one store (Home Depot), spent a bunch of time scouring Home Depot to pick out the exact materials I'd use on every rehab, put together a spreadsheet of all these materials (and their SKUs) and spent some time getting to know one of the guys at the contractor pro desk.Now, when I get a house, I mark my spreadsheet with the quantity of each item I need, I fax it to my guy at the pro desk, he quotes me a price, charges my credit card and has the materials delivered the next day.

They say that cash flow somehow makes them magically immune to any downturn as if their tenants and their cash flow especially in lower end markets (where cash flow on paper looks the highest) will somehow be unaffected ... rent doesn't go down in a recession, it stops ... not all cash flow is created equal, and quality of cash flow in this case is more important than the quantity.
