I have been toiling over investing in DST 1031 Exchange vs cashing out by paying capital gains.

It may take several months to find a deal in either location, so you've got nothing to lose but time, yet a lot of experience will be gained.

Anyway we kept our properties through the ups and downs and eventually sold them at crazy gains when we moved to 2 hours south west of Seattle where we now live off the rentals we bought with our Ca money.

MAGI includes capital gains recognized.  

This approach would allow you to use a 1031 exchange later to defer the capital gains taxes when you sell.

I don't think you can use GoFundMe or Kickstarter to fund real estate investments (but I have never tried), and there are many securities laws you would need to be careful of if you went that route.Basically any asset you have a value is a way to gain access to the downpayment money.That being said, the question comes across that you are very new to real estate, specifically the various ways to finance deals.  

Those unwilling to pay a buyers agent commission will see drastically less traction and offers.

They take the gain tax free.
