Several ways to skin that cat  ;)    With the DSCR lender, you could close directly in your LLC and it would not report to credit.

@Matthew Drouin and many others have good success with direct mail. 

Ask the manager to explain their process for dealing with maintenance or problem tenants.

Here's the deal: You cannot do short term rentals in Folsom unless the home is your primary residence.

If anything goes wrong, the entire deal comes crashing down.

May not sound like a big deal but i tried to create the account under my biz and purchase a sub-to through the account, and lack of outbound wire was a killer for me.

The last 5 deals I bought were all basically move in ready, bought only at a slight discount after deals fell through. 

Even if you hire contractors, you will still need to manage them, make sure they stay on schedule, and deal with surprises.

I bet you heard but the market around those areas are booming right now, especially since it is a buyers market, it gives you an advantage to get better deals from sellers while people are continously moving there, especially for jobs like tech, logistics, etc.
