If you don’t want to spend money I’m pretty sure you could get someone to grade the surrounding dirt and add some gutters for your $5k discount and gain you will have added value and come out ahead.

It also gives you multiple work surfaces so you can have more than one person in the kitchen without getting in each others' way.

Now they have the presidency, the house, and the senate so there is a very good chance it comes back around and gets passed.

Lots of leg work, calls and emails, but if you can find a few deals that could get you started with enough capital to get into your first deal on your own.

Don't get stuck in education / analysis paralysis.

If you can brand yourself as someone with a strong track record of getting VA buyers to the closing table efficiently, realtors will take notice and vouch for you and your clients as offers are submitted and this will show tremendous value to borrower clients.  

One way would be to get the real estate under contract, then bring an experienced partner in who also has access to capital, and stay in the deal as a minority equity partner.
