The scope of the work also changed; below the toilet the subfloor has started sinking and needed to be replaced. 

After 6 months it will probably be difficult to change their behavior. 

I guess about the only thing that would worry me the most would be that if you add to the existing building, and if the city code has changed since after the initial build, then they are gonna want you to make all the necessary changes to the existing portion of the pemb.

This could change based on the numbers per each building.

Our default is tenant's responsibility but the ones who actually change filters are about 50/50 with our experience.

Once you title a house in an LLC, you have to change title to yourself and back again. 

These fears I have will change the more I meet people and interact with Bigger Pockets.

Making a decent profit has everything to do with the right market...each and every one is different in guest avatar, ADR, and yearly revenue...the property itself, and the host and how knowledgeable they are on the STR industry right now because that is also an ever-changing landscape!  

If they don't actually own anything here, it's likely they will tell you advice that just doesn't really apply to the market or they won't understand which neighborhoods are what (neighborhood grades and street by street as they change).
