ARV 100k with monly rental $1000also one 4 plex rental .  1 bed one bath each units with its own car port.purchase price 85K rehab 7k  ARV is 220k . monthly rent will be $2800 a month when I stabilized. 

They "promised" they will pay on time from now (they were paying okay before they had a "car accident"), so if we decide to let them stay maybe is not a very good idea to take them to court.

I have seen many people who were qualified for a mortgage and last minute buy a car or a boat and suddenly are not able to get a mortgage. 

The two car garage is actually a metal garage on his property and he thinks he has an acre and a quarter on his side which if the house comes with an acre doesn't add up to 2. 

Some people like spending money on cars, booze, women, vacations, golf, Amazon, Crate & Barrel, QVC, Guru courses, and some people like spending money on a pool that their family can enjoy.

Keep in mind that this home, my $6,000 car and my 401K are the only notable assets that I own.

My neighbor bought a modular/mobile home that took 6 semi's to bring in it is a huge house with 2 stories and a two car garage with a loft, and it is definitely appreciating in value.
