In your (Private) trust change the name of the beneficiary to the LLC, (hopefully not in California.) 

Almost anyone that owned a house in Southern California for more than 10 years is likely accredited (but they may need to move money around).  

This must be California and that being said I would tell you "No" (Don't do it) look at other states for that kind of purchase price.

If you stay in California, I'd recommend a house-hack of some type.
