Because of how turn key companies buy (usually further upstream and not off the MLS) and the fact that they have large discounts with suppliers and better control over their construction costs than the average individual, they don't need to be putting big mark ups on the properties and pricing above market value.

I get licensed GCs coming down from NY & NJ looking for work who show me a license and tell me how hard it is to get, but some of them couldn't find their *** with both hands.)You need the ability to estimate and price a job accurately.You need the ability to hire good employees, find good subcontractors and maintain those relationships.You need the ability to negotiate pricing and terms with suppliers effectively - makes a big different with thin margins.You need the ability to work with clients and create win-win scenarios.

The downside is they are about the same cost as a sheet of good-one-side plywood and only come in white (or, at least I have only ever seen them in white).Another option is stainless steel panels.Go to a commercial kitchen supplier and see what other options are available.

It was a large building (70x120) and the city wanted thousands for the demo permit.On my new construction project, I started with a set of plans bought online, made changes to the layout and materials used, then had a local building materials supplier price out the materials side of the project.

If you don't get paid receipts for materials the material supplier who didn't get paid on the account can place a material lien on your property long after the contractor left!
