So just be sure that this doesn't qualify as offering significant services which would change you tax filing status.Usually if you refer a guest to a boat rental place or whatever and get nothing, it isn't an issue, but sometimes when offer the ability to book something like a chef, it can be construed as significant service offering.Double check with your tax pro just to be sure.

Many options out there for tenant screening trying to implement AI solutions. They can work on MOST Class A and many Class B prospects, but there's a huge dropoff in success for Class C and D prospects.

@Yaakov S. doubt these tenants have high credit scores, so you're probably dealing with Class C tenants with under 620 FICO scores.THIS IS NORMAL BEHAVIOR FOR THEM!

PM us for more info, but in the meantime read more advice below:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster. So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

I love that you rented two of your bedrooms as mid term and short term rentals and made enough to pay for the mortgage and now you are going to use the rental income to show you can qualify for another property. This is an excellent strategy and one more people should consider doing in this inflationary environment to offset the biggest cost in their budget--housing.As you rightly point out, you can use this strategy with every house you buy accumulating a portfolio of houses that you originally started out living in as a primary residence every two years.Well done and more people should consider doing the same, or rent their garage, or shed, or a boat, or an extra car.Love it!
