This would be my first experience with landlording, and I would love to hear how everyone screens tenants, as I have heard that improper screening can lead to nightmares down the road.

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

I've had decent success with showmojo. the ability to have tenants screen and schedule themselves is pretty helpful.

A 8 foot trellis or privacy screen should do it. 

I have sent them screen shots and videos of the errors I get when using their software to add my bank. 

What things do I need from the potential renter so I can do a proper screening on them?

Just stick to the process, if you are not committed to diligently screening your tenants, and not allowing exceptions you will not succeed or be happy.

Once I chose someone, Vitudesk set me up with a manager who would assist me in evaluating the caller's performance, making suggestions to improve results, and monitoring the caller's screen time.Sometimes, it can take days or weeks to find someone good, and it can take months to find someone who is good AND is in it for the long haul. 

What tools do you use/recomment for1 - finding tenants (screening, renting, etc)2 - Managing vendors/work orders3 - Evicting tenants4 - Showing the property

They do guest screening, security deposit, rental agreement etc.
