We do have an umbrella policy in place for all of our properties but want additional protection.

Consider it a small investment for a bigger payoff.

I know none of this answers your question of 506(b) syndicators that I have had a good experience with, but I hope it does point out that these exemptions are typically not what is holding people back.The bigger question, and likely the one you are really getting at, how do you find the true operators, and not just the savvy marketer?  

If you are buying it for yourself and then renting, the outskirts of Austin, maybe in San Marcos, near Texas State (bigger than UCLA), would be a great place to buy, leverage, and enjoy some nice appreciation down the road.

A bigger house will be higher, but that is a great starting point.
