My friend advised me to get a property manager immediately and have a new lease stating that they're renting out 1 bedroom, move their belongings out of the other 2 bedrooms and immediately have the utilities switched in the tenant's name, which she would need to call to start but with this rift, I'm not sure this would happen.

It's normal to have a small scratch in the wall from moving furniture in/out, but a fist-sized hole or a dozen gouges would not be normal.It definitely takes a little time to develop a sense.Just did my walk through and they did not leave the space how I would have left it, not even close. 2-3 large holes which they apologized about, a broken door they apologized about, and really no cleaning at all that I could notice other than most of their belongings were removed.

I've seen it occasionally for a family member (ie. niece or nephew, etc.) that does not qualify as an insured where the owner wants to cover their belongings on the main homeowners policy.

I would also add that if the same individual that owns the property owns the mobile home, they may be delinquent on their home and it may not be long before repossession happens.

That’s a super short timeframe, especially if you plan on using the income from the house to help you qualify for a loan. you will need to “season” the property for a year to 18 months in order to refi out and that will probably be longer than your hard money terms.

During this time, inspect any agreed repairs, inspect all appliances, check whether all doors and windows are secured, working properly, or to your satisfaction, belongings of the seller are completely removed, check for signs of mold, check electricity and outlets, and inspect the exterior & backyard.
