The way we do it:  The moment you pay the holding fee (the dollar amount is one month's rent), $500 of it is non-refundable if you back out and fail to enter into a lease, take possession, etc. 

At the moment the interest rates aren't great, and the appraisals usually aren't cheap but they can get done.

Luckily, because this property is a new remodel and a beautiful location next to the beach, the appraised rental comp’s were about 35% below market ($6200/month)!

Hey @Karen Smith, looks like a beautiful property in Hocking Hills. 

I referred a number of folks there that also got the same results.I think their PC's work great for Realtors, Dentists and other professionals.I have come to the conclusion that it has nothing to do with that company, but absentee owners and possibly some of the other niches just don't respond to that slick, beautiful glossy postcard.

I can create a wyoming LLC that has 57 LLC's below it but the moment I finance that property guess what goes on that mortgage or deed of trust.

He calls it a "not yet" and that is true for me at the moment.
