I charge when there is a violation of the lease (unauthorized tenant or pet, late rent, failure to maintain lawn, etc), when a tenant request is going to cost me extra time (adding or removing a tenant to the lease), or when the tenant wants to deviate from the agreement (early termination).

Only problem is since its a non-payment eviction, he was able to pay all his dues and my court fees right on the spot, so i had to accept it seems.. so i will have to evict him another way, most likely a 30 day notice to quit so his lease gets terminated end of May, and he again doesnt pay file another eviction for may.Not a good experience overall, court filings, actions take weeks.

Month to month leases can terminate for cause at any time, so it's not like trying to evict a tenant mid-lease.
