I've included an example below to help illustrate this.So different lenders have different rates (which do vary even for DSCR loans) but these are factors they all consider.See example below:DSCR < 1Principal + Interest = $1,700Taxes = $350, Insurance = $100, Association Dues = $50Total PITIA = $2200Rent = $2000DSCR = Rent/PITIA = 2000/2200 = 0.91Since the DSCR is 0.91, we know the expenses are greater than the income of the property.DSCR >1Principal + Interest = $1,500Taxes = $250, Insurance = $100, Association Dues = $25Total PITIA = $1875 Rent = $2300DSCR = Rent/PITIA = 2300/1875 = 1.23If a purchase, you also generally need reserves / savings to show you have 3-6 month payments of PITIA (principal / interest (mortgage payment), property taxes and insurance and HOA (if applicable).

And given that many syndicators that offer paid mentorship cost in the 10s of thousands, I would just be very clear with each group you talk to on what you are needing versus what they actually offer.From the bits I have seen about a lot of people's mentorships (to be clear I have not gone through any), they cover market selection, basic underwriting, some marketing, basic legal compliance items.

Louisville MSD just increased rates 7% again and this year we are averaging $700/month between water+sewer bill which has basically bankrupt the association as all prior years were budgeted for half of this.

Maybe the “student” deserves some blame, but the punishment, in my view is more than served by the huge failure rate in the wholesaling industry, coupled with the near total loss on the educational investment.All illustrative, of course.

For illustration purposes the cheaper Delta fixtures most investors purchase at Home Depot or Lowes aren't sold at plumbing supply stores because Delta licenses these less expensive options exclusively to the big box stores (same is true for other manufacturers as well).

Hire an assistant to screen tenants, show properties, and delegate maintenance calls to above mentioned trades... basically handle it all early on and then build into employing those who manage your properties?
