I would get him set up on automatic debiting service from his bank account so that it could all be handled remotely.

@Shanel WigginsI wouldn't automatically discount the deal as being bad, but I wouldn't be shocked if there's something there that you didn't expect.  

The rent payment is just automatically deducted from their bank account each month and then transferred into mine.
