There is also slightly more sales activity than last year, which we did not see in any other Counties mentioned in this update.

My rules of thumb have been:- $650/unit for 2000s or newer and $250 for cap ex- $750/unit for 1980s-2000s and $275 for cap ex- $850/unit for 1960s-1980s and $300 for cap exThere is definitely some nuance here, but let's assume these properties have had "cosmetic updates" throughout, but have never been full guts.

Typically LOC has higher rates than a long term mortgage and require the line to be updated every 1-3 years.

Our improvements included updating the interior finishes, improving the landscaping, and ensuring the home was move-in ready.

Hardwoods up and down, new 5 panel doors, and square farm style trim, granite, updated throughout. 

I am currently renovating to sell (around 20k in updates).
