When you do ceilings you only have to paper/ plastic the light fixtures and maybe some smoke alarms, you can hang plastic over windows, but the paint is usually dry before it hits them and wipes off easily.

Generally speaking (I dont have any details about your situation), househacking is the best way in for people getting started.

You'll add more value for a co-GP situation if you can raise and organize capital by leveraging the collective GP's track record as an apprentice.  

James and his people who manage the program are nice and give basic sales and negotiation advice but not much that moves the needle in any situation.

I personally allow pets and have never had a problem situation.

If you add a brm in the basement, here you must have 80" of floor to ceiling, an egress, a wired alarm in the room, etc.

So the total amount that should be paid will be rent for remaining days in month + security depositORrent for remaining days in month + next month + deposit - I don't know when would this situation arise.
