The properties that do best look great in photos, feel great to be at, and entertain great with the amenities it provides.

Obviously following the lease and terms is always the minimum, but you can renegotiate if they are willing to entertain the request.

I snagged a copy of their book because my wife and I will soon be FTHB; consequently, after learning about why it's important to have exit strategies and knowing that this 1st home won't be our forever home we started entertaining ideas like a live-in flip, house hacking, or a future buy & hold rental property.

It's entertaining to me that people compare things at the state level. 

Consider the most important qualifiers and focus on those.Let them know you will be running a credit/criminal background check on every adult.

Purchase price: $257k, 2759 sq. ft, 4 bed, 3 bath, 2 car garage, in ground pool,  centrally located to entertainment and 30 minutes from 2 major downtown locations. 

My exception to the credit score rule would be if the tenant had NO score at all, which likely indicates they are an immigrant, just starting out in adult life, or a huge Dave Ramsey fan.

Hypothecation agreements are more foreign to investors here I would think but I think you'd end up with the same haircut if there were any note types here that would entertain this deal.
