I have my real estate agent license and am an active agent, and have no desire to manage the rentals.

I have two active MTR units in Beaverton. 

I am active duty military and I will be PCSing to NAS Pensacola, hopefully, within the next 6-12 mos.

Indicators are showing that price drops in the MF sector may be near bottom, and activity is picking up in the coming year. 

@John Ki Passively investing in real estate syndications is a great way to get exposure to real estate investing for those who don't have the time or knowledge needed to actively buy real estate.  

You can couple that news with the news out of China today that they have decided to cut their interest rate, lower Bank Reserves, (banks can lend more money) and make it easier for people to buy houses and they are also actively pumping money into their stock market which is to say we were going to have the massive inflation going forward.

If everyone is truly active, it is now a joint venture and you can have a local real estate attorney form an LLC for you (which is much less expensive).

You should report the income and expenses on Schedule C (Form 1040), as it is considered part of an active business.

It will still be doing real estate activities.
