Hey @Clint Kelly, I was going to recommend something like BuilderTrend but from what you've said, QuickBooks Online (QBO_ does exactly what you need.The key here is you need an REI-savvy bookkeeping professional since you stated your current bookkeeper is dropping the ball.What you want is super easy to accomplish for a flipping company using QBO.We have Clients who flip close to 100 properties/year and everything is super organized for each property using QBO.It's the operator, not the software in this case.Hope that helps!

Marketing, professional photos, and dialing in the rental amount are crucial, and we've noticed nicer units at better prices being leased out much faster (well yeah, duh...).

Your local partner can help verify if the area really supports those rents long-term.Regarding school ratings, they’re important for single-family homes but may not be as critical for duplexes, which tend to attract a more diverse renter pool (young professionals, retirees, etc.).

When I used to be a tenant, my landlord had it in the lease that at the end of the lease for move out, the tenant has to hire a professional to clean the gutter, clean the fireplace, clean the carpet, etc.
