I've walked both sides of the spectrum and come back to love them at this point.  

We can't let our enthusiasm die.We need to be familiar with the whole RE spectrum but, at least at the beginning, we chose one, maximum two REI venues (Ex:Rehabbing and Lease Option).

I'm not sure where this falls on the etiquette spectrum but yesterday I learned more about a potential property during a 5 minute conversation with an existing tenant than the remainder of the inspection.

My units aren't luxury units, but they are on the nicer end of the rental spectrum.

If you are a pessimist, like me, I feel like that I have passed on a few deals that could have been good just because I tend to estimate vacancy rates, repair / maintenance, etc to be towards the bad end of the spectrum.
