Note: Don't just spam potential cash buyers with every deal you find - you'll soon loose your credibility - better to be apprehensive about who to send to than email blasting everyone on your list.

Perhaps they are gambling on the fact that many towns in the area have eventually done away with rent-control or have allowed renovation programs so rents could be raised?  

I know it's a gamble on if it will be enough.

I'm not ready to gamble my money at sheriff's sales yet.

Is this simply part of the gamble you take?

You can't just share deals because people will accuse you of spamming.

If I were going to gamble on a transitioning neighborhood in SF, Oakland, Richmond, or a big tract house in Dublin or Albany I would consider waiting for 2020/2021 which is my guess for the next dip.

The owners probably have plans and find your calls to be phone spam. 

My girlfriend's friend's husband has been gone for a couple of months due to his gambling addiction and has left her with the kids and the rent.

It's no different if someone came onto BP and started checking out everyone's profiles and building a spam list that way.
