I ran the calculation with a ductless minisplit air source heat pump vs an energy star oil furnace/boiler(with oil at $2.21/gallon and electric at 15 cents/kilowatt hour,) and with these assumptions, the ductless saves about 35% on heating costs.

Little Rock is a tough market for multi family so any advice would be appreciated.

What this does is cause the buyer to have to contact you to clear it up - which is when you tell them " $5K and I will go away, otherwise kick rocks!"

@Cody DeLong  Personally, I'd issue written warnings but not rock the boat too much, given it's Winter.

So I'm not sure if all the repair is absolutely necessary to sell the house.I'm stuck between a rock & a hard place because I trust them both in their knowledge & abilities.

I have a couple of acquaintances in the Round Rock/Cedar Park area, and I am familiar with the school districts from having talked to my close friend who lived there (she doesn't anymore) but am otherwise not in the know, so please throw some names and numbers at me to help me out. 

The stars finally aligned this past year and I bought my first duplex.

We travel, take daily walks together, attend church, assist at the Phoenix mission, garden, hike, keep on on the latest issues, have lunches and dinners with friends, attend family events and sit and stare at the stars. 

I too have given Trada $30K for a development in Round Rock, TX.
