Something that was completely gutted to the studs will need less maintenance than a 1960s rambler that hasn't been updated in 60 years.I bought my home 3 years ago. 

Needless to say, it’s a very difficult market to buy in at the moment.

I already have my eye on several other properties that need less work but of course cost more.My hope is that someone here will offer advise on how much is a reasonable first offer and how much $ I should show for POF.

@Dylan ThomasYou could always buy a duplex with an FHA loan you’ll need less money down and that will save you some for repairs if needed.

It's needlessly complex and expensive and time-consuming, but doable.Strategically, I think there's money to be made by doing exactly what you're thinking - by making the structures individually salable, you're unlocking value. 

Needless to say, I don't feel confident in calling myself an expert..Lol.

Needless to say when I flipped the house, I kept the massive house history.

The owner is in a tough situation, he's a military veteran and he's going through cancer treatments, needless to say I would love to help him out but I need some ideas.
