A total cost of 6.3Mn over 23 units equates to 274K/unit...this appears unbelievably low for San Diego...I'd want to see full development budget detailing hard, soft and financing costs as well as month by month projections showing construction and lease up cash flows.What's the 2.2Mn purchase price for?

Armando,The best way to avoid issues is to buy a Multifamily (2-4 Unit) as your primmary with 3.5% down. 

They are farily easy and do nto require much to get started and the Max LTV is going to be 75% but I have seen some exceptions to 80%.Rates are subject to a few thing like loan amount, property type, number of units, credit score and downpayment.DSCR allows you to purchase with No employment and No tax returns so its a little easier. 

I even had one slick guru recently try to sell me on creating my own course if I joined his program for $10,000 and they’d walk me through the steps of creating it and help me market it on doing LTR, and BRRRR and when I objected and said I’ve only currently got 7 buildings now with 25 units and have sold 7 over the course of years I’ve been doing it he said we’d focus on the deals I’ve been doing where I’m getting ARVs of $200,000-400,000 and not my actual numbers of properties owned.
