Another consideration with the 10 acre example, imagine it being a perfect sqaure on the map for illustration purposes.

Somehow all of the money being poured into a 6x6 block radius 1.5 miles from central downtown has been somewhat overlooked recently.

I live in Franklin and it is 10 minutes to Cool Springs (mall and commercial area with every store imaginable) and you are just 30 minutes from Downtown which is not so much shopping, but great restaurants and a lot of events.

I'd imagine some of the "pros" of being a licensed investor would be taken away if you were working under a broker (fees, commission split, etc) but obviously for someone new being a broker from the start isn't possible.
